Today's home buyers  tell their agents which homes they want to see - usually judging by poor quality photos. It is absolutely vital that your online listing has high-impact photos to make a good first impression and create a desire to see more. UNDER CONTRACT

Once your home is under contract, we will be communicating with the buyers agent while they are scheduling inspections, appraisals, and everything that the buyer needs to do in order to move forward. We will keep you in the loop so you are aware of things going on behind the scenes. If there is anything we need from you, we ask that you please provide in a timely manner so we can stay on track with the sale of your home. I will be in constant contact with you and the title company while we all work together to get your home sold!

 

INSPECTION

Once a buyer makes an offer on your home, they will likely request an inspection. As the seller, you have the option to accept or reject any requests made by the buyer. If you accept, an inspector will come to your property to look for any issues that may affect the value of your home. These issues may include things like a leaky roof, faulty electrical systems, or plumbing problems.

As the seller, you can prepare for the inspection by making sure your home is clean and tidy, and that all systems are in good working order. This can help to prevent any surprises during the inspection process.



APPRAISALS

When you receive an offer on your home, the buyer's lender may require an appraisal to determine the value of the property. If the appraised value comes in lower than the list price, it can affect the sale. We'll work with the appraiser to ensure a fair appraisal and guide you through any negotiation needed.



CLOSING DAY

Closing day is the day when the sale of your home is finalized. As a seller, you will need to bring any necessary documents, such as the deed and keys to the property, to the closing. You will also need to sign a variety of documents, including the settlement statement, which outlines all the fees and charges associated with the sale of the property.

Once all the documents are signed, and the buyer's lender has funded the transaction, the sale is complete. At this point, you will receive the proceeds from the sale of your home, minus any outstanding mortgage or fees. As your agent, we will be with you every step of the way to ensure that the closing process goes smoothly and to answer any questions you may have.
